Why do we use an inventory? There has been a tendency in the past for Landlord and Tenants to assume that an Inventory is only to refer to any items of furniture or belongings that are left in a property for the use of a tenant. This is not the case and a property prepared and thorough inventory should be used as an accurate method of comparison for a property between the commencement and end of a Tenancy Agreement. The Inventory is used as the main evidence for judging the fair wear and tear and/or damage that occurs to a property during a tenancy.

Should the landlord and tenants be unable to agree on the distribution of deposit/bond monies following the end of a tenancy, then it is likely that the Inventory will be used as the main evidence by any arbitrator dealing with this dispute.

EPC (Energy Performance Certificate)               - £70.00 +VAT

An EPC (Energy Performance Certificate) provides an energy rating for your property in its current condition and also a potential rating if certain energy saving measures is undertaken. The overall assessment is based on a sliding scale of A-G where A is the highest level (i.e. the most efficient) and G (the least efficient).

Gas Safety Certificate                                                         - £85.00 +VAT

As a landlord, you are responsible for the safety of your tenants. You must ensure that all gas appliances are working correctly and safely.

Therefore, every rental property that has any sort of gas appliance, whether it be a central heating boiler, gas hob or even a gas fire, requires a Gas Safety Certificate. These certificates can only be issued by a technician registered with the Gas Safe Register.

6 Months Rent Guarantee                                           - £109.00 +VAT

The 6 month landlord rent guarantee insurance policy is ideal for new assured shorthold tenancy on a 6 month contract.
