What is the difference between Propertyletbyus.com and a High Street Estate Agent?

The Fees, whereas a High Street estate agent will typically charge a commission fee when you complete letting of your property. We however only charge a small upfront fee with no additional cost incurred throughout the entire letting process.

How long will my property be marketed for?

All properties are marketed for 6 months and additional marketing time can be purchased at any time, Or until you notify us that your property is let.

How will you contact me when a potential tenant enquires about my property?

When a tenant enquires about a property, we will automatically forward them the relevant landlords contact details. If the tenant gives their permission, we will forward their contact details onto the landlord.

What if my home is currently for rent with a local estate agent? Will I be tied into a contract?

No, as you pay upfront, none of the letting packages offered by Propertyletbyus.com tie you into a contact.

Will I be charged if I change the letting price of my property?

No, we will offer guidance on the letting price for the marketing, but the final decision is always yours and you can ask us to change it whenever you want at no cost.

Can I use my own photos to advertise my property?

We do allow landlords to use their own photographs however the photos must be representative of your property. This is the landlord’s responsibility to ensure they comply with the Property Mis – description Act.

Do I have to use Propertyletbyus.com for tenancy checks?

No, we provide a service where we carry out the full tenant screening when you provide the tenant names. We charge the tenant for the cost of this. We will only do this when you inform us you have found the right tenants as if you want to screen the tenants yourself there is no requirement to let us know.

How can Propertyletbyus.com afford to charge so much less than a high street estate agents?

Propertyletbyus.com does not have the expensive overheads associated with running a prime position high street office. Additionally, as we cover the whole of the UK, we receive a high volume of instructions to market properties than a high street estate agent meaning we can afford to make less profit per property we market.

What is an Energy Performance Certificate (EPC)?

Its purpose is to record how energy efficient your property is. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information’s on the energy efficiency and CO2 emissions from their building so they can consider energy efficiency and fuel costs as part of their investment. It is UK law that the home owner must have ordered an EPC before listing their property.

Why do I have to pay for a let board (optional)?

As our fees are so low, we have to cover the cost of producing to let board and delivering it. Whilst high street estate agents do offer to let boards for free, they also charge thousands of pounds in commission fees.

Do I need to have an Energy Performance Certificate done before you will market the property?

Yes, it is a legal requirement that you have an Energy Performance Certificate before you can market the property. We will not market any properties for let that do not have a valid energy performance certificate within 7 Days.

Does Propertyletbyus.com have a secure payment system?

Yes, Propertyletbyus.com does not handle or store any debit or credit card information. At the payment stage of the checkout process you will be redirected to sage pay an FSA regulated secure payment provider, who will handle the transaction on your behalf.

How much can I write within a rental property description?

We strongly recommend keeping the description under 32,000 characters. This is the limit of Rightmove.co.uk. Many website, including Zoopla, allow you to write almost unlimited descriptions about your rental property. However, do you think potential tenants will want to read a thesis? No they want.

How long does it take for my property to appear across the internet?

Very quickly. We aim to register your property on all the major property websites (RightMove, Zoople, PrimeLocation) within just a couple of hours. This can sometimes take a little longer depending on a few factors including; night and sunday registrations, missing registration details (i.e. photos). We always aim to have your advert online with 24 hours.
